Search "Cap Cana golf residences" and you'll mostly find real estate listings: condos and villas for sale inside the resort's golf corridors, marketed to buyers who want a fairway address in the Dominican Republic. What the listings don't tell you is that you don't have to buy one to stay on the course. Villa Espada is the only private rental estate in Cap Cana with a direct fairway address on Punta Espada Golf Course. Your group wakes up overlooking Fairway 5, drives a cart three minutes to the clubhouse, and tees off at member-guest pricing.

Golf Residences in Cap Cana: Buying vs. Renting

Cap Cana spans 6,200 acres on the eastern tip of the Dominican Republic, about 14 kilometers from Punta Cana International Airport. It's a private enclave rather than a resort: gated access, independent villas and residences, and shared amenities like beach clubs, the marina, and two golf courses.

Most of what gets marketed as a "golf residence" or "luxury golf condo" in Cap Cana is for-sale property positioned around the Punta Espada and Las Iguanas corridors. That's a real estate decision with a real estate timeline. If what you actually want is a week or two on the course with your group, the rental market is the place to look, and it's thin: most large rental villas in Cap Cana sit in gated neighborhoods or along the marina, which means daily tee-time logistics and shuttling to the course.

Villa Espada is the exception: a 15,000-square-foot private estate directly on Fairway 5 of Punta Espada. It rents in a 6-or-8 bedroom configuration (your choice at booking), sleeps up to 22 guests across 9 full and 2 half bathrooms, and comes with a full staff and two golf carts. A golf foursome or eightsome can take the 6-bedroom setup for a long weekend, while a multi-family reunion or wedding party can scale to the full 8-bedroom configuration for a week without splitting across properties.

The Fairway 5 Address and Member-Guest Golf

Punta Espada is a Jack Nicklaus Signature Design par-72 that opened in November 2006, ranked #1 in the Caribbean and Mexico by GolfWeek and #35 in the world by Golf Digest. Eight holes play along or over the Caribbean Sea, including the signature par-3 13th across open water. The course hosted the PGA Champions Tour Cap Cana Championship from 2008 to 2010.

Published peak-season green fees run $495 for 18 holes during peak hours (mid-November through early April). Villa Espada guests instead play at a member-guest discounted rate, a private arrangement between the villa and the course that saves roughly $200 per golfer per round. The villa manager books tee times directly with the course, and the clubhouse is three minutes away by cart, so there are no shuttle queues or third-party booking apps involved.

Las Iguanas: 36 Holes Without Leaving the Gate

Las Iguanas opened its first nine holes in November 2025, making it the newest Jack Nicklaus Signature course in the Caribbean, and the full 18 is now in play. Three oceanside holes (12 through 14) run along the rocky coastline, with the inland holes routed around lakes and native vegetation.

From Villa Espada, Las Iguanas is about three minutes by golf cart. That gives a golf group 36 holes of Nicklaus design without leaving Cap Cana. Las Iguanas plays at regular published rates (the villa discount applies to Punta Espada only), but for week-long stays the variety matters. A common itinerary alternates the two courses over four or five rounds, bookending the trip with Punta Espada's ocean stretch.

Staff, Carts, and the Day Flow

Every rental includes the same staff package in the nightly rate: a private executive chef who plans menus around your group, a butler and villa manager who handles tee times, reservations, and excursions, two maids for daily housekeeping, and private transportation including airport transfers. Two 6-person golf carts are included, with up to two more available at $75 per day each.

Rates and Booking Windows

Villa Espada uses a three-tier rate structure, and the rate is the same whether you configure 6 or 8 bedrooms:

• Low season: $2,500 per night, 4-night minimum.
• Peak season (December through April): $4,000 per night, 5-night minimum.
• Holiday periods (Christmas, New Year's, Easter): $7,500–$8,500 per night, 7-night minimum.

The base rate covers up to 16 guests; guests 17 through 22 add $100 per person per night. A 20-person group in peak season pays $4,000 plus (4 x $100) = $4,400 per night, about $220 per person, covering the estate, full staff, both carts, transfers, and the Punta Espada discount. Food and groceries are billed separately at cost.

Peak-season inventory books six to nine months out, often earlier for wedding blocks. Low and shoulder season (May, June, November) trade some afternoon-rain risk for empty tee sheets and the lowest nightly cost. Punta Cana International Airport is roughly 14 kilometers away, a 10-to-20-minute private transfer depending on traffic, and transfers are included in both directions.
